Rates, Reservation, & Rental
Conditions
All stays are a two night minimum. All stays are subject to 10% El Dorado County Room Tax Rates are not negotiable Holidays
Reservations are on a first come basis! A $500.00 Security/Cleaning deposit must be received to assure your time slot. This deposit is fully refundable minus any abnormal cleaning or damage charges. Until this deposit is received active rental activity will continue. Confirmation of receipt will be sent within one working week. An additional $175.00 per stay is required to cover the Laundry/Cleaning and Hot Tub Maintenance services we employ. The key, directions to the home, instructions to unlock the hot tub, garage door etc., will be sent when the full rental balance is received. Full rental balance is due 30 days prior to rental date.
Cancellation If cancellation is necessary, and notification is given one month (30 days) before the check in date, or 2 months (60 days) before a holiday rental, there is a full refund . If the notice of cancellation is less than the 30 days of normal rental or less than the 60 days for holiday rental, there is no refund unless the home is rented for an equal or greater period of time of the reservation. No refunds are given due to weather.
Our home is a private residence. Please treat it with care and dignity.
There are several conditions that place your security deposit at risk of forfeiture: Ø Noisy, obnoxious, or annoying behavior to our neighbors at any time (Entire Deposit). Ø Smoking of any type inside the house (Entire Deposit). Ø Littering of the yard including trash, and cigarette butts (Entire Deposit) Ø Damage to the home or need for excessive cleaning. If this damage or cleaning exceeds the amount of the deposit you are liable for additional charges. Ø Loss of the key results in the cost to re-key the property as well as multiple sets of keys. Ø Forgetting to lock the home, leaving the heat on high, turning the heat entirely off etc., etc. The cost to remedy any of these problems will be deducted from the deposit. Ø The use of candles or incense in the home is prohibited. (Entire Deposit). Ø If any personal belongings are left behind, and it becomes necessary to send them to you, there is a $20.00 administrative fee plus the cost of mailing. Ø Do not park any vehicles on the street during snow season. There is a two car garage and room for additional vehicles in the driveway. The City of South Lake Tahoe imposes a significant fine for parking on the street when snow removal conditions exist, and this cost will be deducted from your deposit. Ø If there are items left in the driveway during snow season other than vehicles (skis, packages, personal items, etc.) that cause damage to snow removal equipment, you are liable for any repairs.
Express mailings of keys and directions will be deducted from the Security Deposit.
Pets are OK..... If they are non-smokers.
Check in time is 5:00 PM Check out time is 11:00 AM Check in and check out times are firm unless other arrangements are made.
